What Is a DSCR Loan?

A debt service coverage ratio (DSCR) loan is generally a business-purpose mortgage used to finance a non-owner-occupied investment property. For many residential rental DSCR programs, lenders compare qualifying monthly rent with the property's proposed monthly housing payment, including principal, interest, taxes, insurance and association dues (PITIA).

Unlike a conventional mortgage, the underwriting typically puts less emphasis on personal employment income and debt-to-income ratios. Credit, assets, experience, property condition, appraised rent and other factors can still matter.

How does a DSCR loan work?

Many 1–4 unit rental loan programs calculate DSCR = qualifying monthly rent ÷ monthly PITIA. For example, $3,000 in qualifying rent divided by $2,400 in PITIA produces a DSCR of 1.25×. A ratio above 1.00 means the rent exceeds that housing payment, but it does not establish positive investment cash flow after vacancy, repairs, management or capital expenses.

Important distinction: Commercial real estate underwriting often uses net operating income ÷ annual debt service instead. Confirm which method your lender applies.

QUALIFICATION

DSCR Loan Requirements: What Lenders Typically Review

Requirements depend on the lender, state, property type, loan purpose and market conditions. These are illustrative program ranges, not universal approval standards.

Property cash flow

Many programs prefer DSCR near or above 1.00–1.25; specialty programs may accept lower ratios with additional conditions.

Down payment & equity

Purchases commonly require around 20%–25% down, although leverage varies by credit, DSCR and property type.

Credit & reserves

Credit thresholds and liquid reserve requirements vary. Some programs start near 620–660 FICO and require several months of PITIA reserves.

Eligible properties

Typical uses include rent-ready single-family rentals and 2–4 unit investment properties. Condos and short-term rentals can have additional rules.

What documents might you need?

Expect an appraisal or rental analysis, identification, credit authorization, asset statements, insurance, purchase contract or payoff statement, and lease or market-rent documentation. Entity borrowers may need LLC documents. Requirements vary by lender.

Business-purpose financing disclosure

DSCR rental loans are generally intended for investment properties, not owner-occupied primary residences. Loan availability and terms are subject to underwriting, licensing, and applicable law.

How to Evaluate a DSCR Loan Before You Apply

1

Verify realistic rent

Compare executed leases with independent market-rent estimates. Account for vacancies and rental restrictions.

2

Calculate total ownership costs

Model PITIA, maintenance, management, repairs and reserves separately from the lender's DSCR ratio.

3

Compare loan estimates

Review rate, APR when provided, points, lender fees, balloon terms, prepayment penalties and cash to close.

4

Stress-test the investment

Test lower rent, higher taxes, insurance increases and a period of vacancy before committing.

ANSWERS FOR INVESTORS

Frequently Asked Questions About DSCR Loans

What is a DSCR loan?

A DSCR loan is typically a business-purpose investment property loan in which rental income relative to debt payments is a major qualification factor. Lenders still review other eligibility factors.

What DSCR do I need to qualify?

Many programs target around 1.00–1.25 or higher, but minimum ratios vary and specialty programs may allow lower ratios with different terms.

Can I use a DSCR loan for an Airbnb property?

Some lenders finance eligible short-term rentals, but acceptable income documentation, local rental rules, occupancy assumptions and property eligibility vary.

Are DSCR loans available through an LLC?

Many programs allow eligible business entities, including LLCs, subject to entity documentation and lender underwriting.

Does a DSCR above 1.00 mean positive cash flow?

No. A residential rent-to-PITIA DSCR does not account for every expense, including vacancy, repairs, management and capital expenditures.

Can I refinance with a DSCR loan?

Many DSCR programs offer rate-and-term or cash-out refinances, subject to property equity, seasoning, credit and other conditions.
